What to Expect When Buying With Anne-Marie.

1. Getting Approved – Before we look at any homes, the first step is to get pre-approved, preferably with a local and reputable lender.
Why Local? Because our offer on any home will include an approval letter, and the lender’s reputation can help you beat beat a competing offer. Want to hear a cool story? Anne-Marie was able to secure a property for her buyer, who had offered $5,000 less just because the other agent knew that with our chosen lender, we would close on time.

2. Create a WISH LIST – Once we know the budget you are comfortable with, we can decide on the type of home you want (single family, condo, townhouse), the location, the bedrooms, the upgrades. This is the best part!

3. Found it! – So you found the property you love, Anne-Marie work with you to create a competitive offer and guide you on how to best secure the home with price and terms comfortable for you.
Whether you’re looking for a builder purchase, listed or off-market home, or the perfect investment opportunity, Anne-Marie understands the complex differences between each of these transactions, and will tailor her negotiation, to get you the best deal possible when making your purchase.

4. Inspections – After we are officially under contract, we will perform an inspection. All contracts Anne-Marie writes are contingent on the property passing inspection within the inspection time frame specified in the contract. If you don’t like the inspection results, you can walk away.

5. Appraisal and financing – All financed offers Anne-Marie writes are contingent on the property appraising and on your ability to obtain financing within our contract deadlines. These safeguards are important in any financed transaction and Anne-Marie’s team will keep you informed each step of the way so you don’t fall out of contract and risk losing your deposit.

6. CLEAR TO CLOSE – The three magic words in real estate. Once you’re done with inspection, appraisal and financing and your lender has fully underwritten your loan, they will say these three words and we will schedule a time to sign on our designated contract closing date.

7. Closing time! – We’ll sing the Closing Time song, sign paperwork, take pictures and boomerangs and pop some champagne when you get your keys!
